Introducing Sloan’s Lake in Denver, CO

Today we’re checking out Sloan’s Lake! Named after the lake of the same name, Sloan’s Lake is about as far west as you can get while still being located in Denver proper. With amazing outdoor spaces, great restaurants and bars, and easy access to downtown, Sloan’s Lake is one of the best neighborhoods in Denver.

Sloan’s Lake Vibes

About as far west as you can go while still in Denver proper, Sloan’s Lake is for people looking for the lifestyle that comes with living near the second largest lake in Denver. With amazing views of the mountains, the lake itself is surrounded by great restaurants, bars/breweries, and walking/biking paths.


Although it’s not the most walkable neighborhood when compared to other Denver neighborhoods, Sloan’s Lake is convenient to downtown Denver, and if you’re a Broncos fan, it’s close to Mile High Stadium. It is growing fast with a lot of multi-family homes like duplexes and townhomes being built. However, it still has a lot of original single family homes along with renovated homes and even “scrapes”.


Home Price Statistics The Sloan’s Lake housing market is getting hotter. With a good mix of older/historic homes, new modern homes, and condo/duplexes, there is a good amount of competition. The Median List Price is $765k and the Median Sale Price is $825k. Currently on the market, you can find Single Family Homes for as low as $590k, all the way up into the $2 million plus range. For Condos/Townhomes, you can find listings for as low $275k, and all the way up north of $1 million.



Pros + Cons


Pros:

  • Amazing outdoor spaces - the lake itself is like half the neighborhood

  • Very accessible to downtown Denver, only about 10 minutes.

  • Furthest west in Denver proper, you get beautiful views of the mountains

  • Lots of cool spots (restaurants/bars) around the lake

  • Houses here have a lot of character

  • If you’re on the eastern side and a Broncos fan, you can literally walk to Mile High Stadium


Cons:

  • Not the most walkable neighborhood compared to other Denver neighborhoods

  • Some of the commercial areas are a bit dingy (no offense)

  • Home prices are rising quickly

  • Lots of construction going on
