Introducing LoDo in Denver, CO


Today we’re checking out LoDo, aka Lower Downtown, in downtown Denver. If you’re looking for what is probably the most metropolitan neighborhood in all of Denver, you should definitely check this one out. LoDo is where it’s all happening and everything is a walk, bike ride, Uber ride, or scooter scoot away!

LoDo Vibes

One of the coolest, most walkable and metropolitan neighborhoods in Denver. Surely one of my favorite neighborhoods and it’s kind of the cultural epicenter where everything is happening. Home to Union Station, basically the transportation hub for all of the Denver metro, Larimer Square which is where Denver was founded, Museum of Contemporary Art Denver, and amazing spots like Dairy Block and Union Station (the shops, bars, and restaurants). Close and easy access to Coors Field, Mile High Stadium aka Empower Stadium, Ball Arena, Elitch Gardens, Downtown Aquarium, Children’s Museum, and honestly a lot more.


It also has great parks and outdoor spaces like Confluence Park and Commons Park, the Denver Millennium Bridge and the Downtown Denver Skatepark.


If you’re looking for a neighborhood to live without a car, this is definitely one where you could do that. But, if you’re looking for a single family home, this is probably not your neighborhood as there are basically none. You move here for the culture and the vibrancy, not necessarily the peace or serenity that may come with single family neighborhoods.


Home Price Statistics The median list price of homes here in LoDo, is $675k. Which doesn’t seem that bad, except when you take into account that there are zero single family homes on the market at all in LoDo. You’re pretty much dealing entirely with condos. Which currently on the market range from $325k on the very, very low end, and all the way up to $5.7 million. I tend to think by now, either you know this is somewhere you want to live with vibes like an old warehouse converted into condos, or a modern condo high rise. Or you’re thinking, I know this isn’t for me, I definitely prefer something like Cherry Hill, but you’re curious of what downtown Denver or LoDo is like. And that’s what this channel is all about.



Pros + Cons


Pros:

  • Trendy shopping and dining scene - lots of bars, restaurants, coffee shops, breweries, etc

  • Sort of the cultural and social hub of Denver

  • Great access to events, conventions, concerts, farmers market, Colorado Rockies or Denver Broncos games

  • Great public transit - one of the most accessible neighborhoods in Denver

  • Easy to hop on to I-25 and I-70

  • Bonus - Denver Comedy Works - one of the best comedy spots in the whole country


Cons:

  • Noisy with lots going on and a lot of traffic - both of the vehicle and foot variety. Also, watch out for scooters.

  • Paid parking everywhere

  • Schools here are not the highest rated

  • LoDo is likely not for you, if what you want is a single family home - it is almost exclusively condos or apartments

  • Rated relatively low when compared to national averages for both property and violent crimes

  • Homeless population - in the words of one Redditor - “Homeless people. Everywhere.”
