Today we’re checking out a great suburb in the Denver/Boulder area - Erie, Colorado!


One of the fastest growing suburbs in Colorado, Erie is only a few minutes away from Denver and Boulder, has great outdoor spaces, and relatively affordable houses. Hop into the tour to find out more!

Erie, CO Vibes


Within 20-25 minutes of both Denver and Boulder and some amazing views of the Front Range, it’s home to about 30k residents, and it is growing FAST! In fact, since the 2010 census, it has seen a 66% increase in population, and currently about 5.5% annually.


Despite the B+ rating on niche.com, a lot of people are moving here for the schools, as all grade levels here have a great reputation. Home to Boulder County and St. Vrain School Districts, both are great.


Home Price Statistics

A lot of folks move to Erie to be close to Boulder. The median list price is $650k and median sale price is $660k in Erie, while a similar home in Boulder is likely going to be $1m plus.


If you’re looking to get into Single Family Homes, you can expect them to range from at the very lowest $425k, and upwards of $4.5m. If you’re looking to get in a Condo or Townhome, the range is from about $330k and up to $575k.



Pros + Cons

Pros:

  • Trail system and beautiful outdoor spaces with great views of the Front Range

  • The idea of getting into a town before it’s too built up - still a good neighborhood to invest in

  • Good schools


Cons:

  • Far from conveniences/amenities

  • The infrastructure isn’t all the way here yet - cell service was a challenge to do this video

  • Could be a pro or con, but it’s a lot of new builds expect an HOA and a bit of drive to downtown Erie

  • Broomfield - geographically close, not necessarily the same vibes

  • Superior - right between Boulder and Denver, similar vibe, but a bit more built up

  • Centennial - very different in terms of being built up, but if you’re looking for a younger city it may be similar

  • Parker - feels a bit more established than Erie
