Today’s video is a virtual tour of Congress Park. With historic homes, great restaurants, bars, shops, and even a farmers market, this Denver neighborhood has just about everything you’re looking for.

Congress Park Vibes

Rated the 3rd best neighborhood in Denver according to niche.com, Congress Park has good schools, beautiful homes, and tons of great restaurants, bars, and shops. Although it’s an expensive neighborhood, the walkability, proximity to downtown, and amenities, make it seem surprisingly affordable.


There are a ton of cool spots in Congress Park - to list just a few:

  • Congress Park (the park)

  • Twist & Shout Records

  • Cerebral Brewing

  • Bar Max

  • Downpours Coffee


With just under 12k people and pretty much fully developed, you’re unlikely to find newer homes here. However, at the same time, you don’t see a lot of ‘scrapes’ as the older homes here are in great shape. You’re sure to find plenty of ‘Denver Squares’ sometimes called 4-Squares, Bungalows and Queen Anne’s.


Home Price Statistics It’s worth noting that the home prices in Congress Park are actually not that bad for how great of a neighborhood it is. The median list price is $685k and median sale price is about $800k. That’s a big gap. There’s no more new land here, so if you want in, you have to pay for something that already exists, and people are willing to compete for it because it’s an awesome spot.



Pros + Cons


Pros:

  • Picturesque and quiet residential neighborhoods with tree lined streets

  • Walkability/proximity to cool bars, restaurants, night life (not like.. clubs)

  • Beautiful homes with character

  • Great schools (East High School rated #1 HS in Denver proper)

  • Proximity to downtown Denver (10 minutes on Colfax)


Cons:

  • Colfax can be a bit noisy or chaotic sometimes and maybe even people walking around after bar close.

  • Smaller yards, smaller city lots

  • More expensive than average (hard to find streets without at least one million dollar plus home)

  • No walkable big box conveniences (reaching on this one)
