Today we're taking you on a Virtual Tour of the Hampden and Hampden South neighborhoods of Denver!


Conveniently located near Denver Tech Center, these neighborhoods have good schools, nice outdoor spaces, cute homes, and a diverse housing stock. Stick around, as these neighborhoods have a lot to offer!

Hampden and Hampden South Vibes


Conveniently located is one of the first things that comes to mind when I think of these two great neighborhoods! They are located about 20-25 minutes from downtown Denver and 25-30 minutes from the Airport. Both the Hampden and Hampden South neighborhoods are located directly adjacent to Denver Tech Center - a hub for folks living or moving here to work. With access to both downtown via I-25 and the airport via I-225, this is a great location.


The Hampden neighborhood is home to about 20k residents, while the Hampden South neighborhood is home to around 17k residents, for a total of around 37k for both neighborhoods. In terms of schools, according to niche.com, they have a wide range of ratings. The neighborhoods are served by the Thomas Jefferson High School which is rated an A-*. While Hamilton Middle School is rated a B-*. There are two Elementary Schools serving the Hampden neighborhood - Bradley International and Holm, and are rated B+ and B- respectively*. For Hampden South Elementary Schools, you have Southmoor and Samuels, with ratings of A- and C+.*


And lastly to sum up - the area is home to nice outdoor spaces, cute houses, generally peaceful neighborhood streets, and a diverse housing stock.


Home Price Statistics


The median home price at the time of writing this, vary pretty significantly between the two. For Hampden, the median price for a single-family home comes in around $700k, while Hampden South comes in around $860k. Hampden South is the slightly newer, and shinier neighborhood that also overlaps the Denver Tech Center area. There's also a pretty significant diversity of housing - you can have a neighborhood/street that has houses for $600k and also houses for $1.1m.


In terms of single-family homes currently on the market for Hampden, prices range from as low as $485k and go upwards of $1m, while condos/townhomes range from around $180k-$615k. For Hampden South, single-family home prices range from about $515k and go upwards of $1.1m, while condos/townhomes range from around $215k-$885K.


One last interesting fact, is the the rental vs ownership rates for both neighborhoods is about a 50/50 split.
