Introducing Jefferson Park in Denver, CO


Today we’re checking out the Jefferson Park neighborhood in Denver, Colorado! Think of it as a calmer, little brother to Denver’s Highland neighborhood. With very similar convenience, some fantastic views and truly great, new build townhomes and condos, Jefferson Park does the trick for a lot of folks looking for a walkable, happening spot.

Jefferson Park Vibes


A smaller neighborhood with some really cool spots, Jefferson Park has a lot of modern style condos and townhomes. Although most of the older, historic homes have been ‘scraped’, there are still some of those homes here.


Although the schools are somewhat mediocre, in fairness, this neighborhood isn’t really trying to accommodate those people most concerned with schools. It is a very active, urban neighborhood and very close to downtown.


If you’re looking for a condo or townhome in a relatively quiet neighborhood, while still being metropolitan and walkable, Jefferson Park is a good one.


Home Price Statistics Home prices here are generally not that bad here! With a median list price of about $600k, that’s not too bad being this close to Highland and downtown. For Single Family Homes, prices range from about $450k on the low end, and all the way up to about $7 million. For Condos/Townhomes, prices range from about $500k up to $800k.


Interestingly, approximately 76% of residents rent vs 24% own. I think this speaks to the accommodation for people looking for more of a social lifestyle, rather than a place to put roots down or buy a forever home.



Pros + Cons


Pros:

  • Vibrant and social neighborhood with people walking dogs, biking, etc

  • Convenient to restaurants, breweries, bars, and coffee shops

  • If you’re a Broncos fan, the stadium is basically the southern border of the neighborhood

  • Great access to the highways (easy to get into and out of the city)


Cons:

  • It comes with living in a metropolitan area, worth noting is the traffic noise

  • Parking can be a pain

  • If you’re not into modern architecture, Jefferson Park is not for you

  • A fair amount of construction going on (lots of new, modern looking condos)

  • It’s tiny and if you’re looking to own a home, there’s very few homes for sale (76% rent)
