Washington Park Vibes

If you’re a local, you probably call it Wash Park. Like most of Denver proper, Wash park is fully developed with no land left over to build on. Because of that you’ll see a lot of “scrapes”. People buy houses that are in need of a lot of help, scrape the whole thing, and put a new build there. It is extremely rare to find land and the scrape can be the most economical option sometimes.


Washington Park, the park itself, has everything. It is immaculately maintained with a really cool playground, tennis courts, and a giant field where volleyball is a very popular weekend activity - this park is what it’s all about. Not only do the surrounding neighborhoods come to visit, people come here from all over Denver.

Home Price Statistics Ranked the third most expensive neighborhood in Denver, there is a lot of pride of ownership for Wash Park residents, with about 80% of residents owning versus renting. Currently, the Median List Price is around $1.2 million, with a Median Sale Price of about $1.02 million. Single Family Home listings range from $525k to $4.5 million and Condo/Townhomes range from $270k-$800k. If you find the sweet spot sub $1 million, it’s probably going to be a competitive place to buy a house.



Pros + Cons

Pros:

  • Truly great outdoor spaces - Washington Park, the namesake of the neighborhood, is one of the best parks in all of Denver. Being able to live so close to it is an absolute pro.

  • Conveniently located with easy access to downtown and short drives to most conveniences.

  • Mostly residential, not a ton of traffic. Made up mostly of homes, parks, and schools.


Cons:

  • 3rd Most Expensive Neighborhood in Denver.

  • Not particularly walkable. Although conveniently located, it pretty much requires a car and parking isn’t the most convenient either.

  • Not really any conventional shopping (may be a pro for some!).

  • The park is AMAZING, but can get VERY busy.
