Arvada Vibes
Home to around 124,000 residents, Arvada is the 7th largest city in Colorado and is located about 20 minutes from downtown Denver, and about 35 minutes from the airport. Arvada is bordered to the north by Westminster, to the east by Westminster and Berkley, to the south by Wheat Ridge and portions of Jefferson County, and to the west by the unincorporated community of Leyden.
Arvada has many types of living - on the eastern edge you can be super close to downtown Denver with more established neighborhoods, while on the western side of the city, you are super close to the mountains with more new build neighborhoods coming in. Over the past decade, the population has grown a little over 16%.
Speaking of schools, they are overall pretty good in Arvada. The city is served by the Jefferson County School District which is rated a B+*. Being fairly large in area, there are a ton of schools serving the city. In general, the schools as you go further west have higher ratings, and as you go further east, have lower ratings. Most of the schools on the western half are rated an A or A-*, and most of the schools on the eastern half getting B ratings*. Some of the standout schools would be Ralston Valley Senior High School and Golden High Schools, both of which get an A rating*.
Home Price Statistics
The median sale price in Arvada comes in around $670k, pretty much right in line with the Denver metro median of around $662k. For single-family homes currently on the market, prices range from $400k on the low end, and upwards of $3.5m on the high end. In terms of condos/townhomes, prices range from $230k on the low end, and upwards of $1.2m on the high end. About 75% of residents in Arvada own their home.
