Introducing Capitol Hill in Denver, CO


Home to the Colorado State capitol, today we’re checking out one of the best, dare I say, hippest neighborhoods in Denver - I like to call it the Brooklyn of Denver. If you're looking for walkable, centrally located, metropolitan, hipster neighborhood vibes, just minutes from downtown with great historic buildings and tree lined streets - look no further than Capitol Hill!

Capitol Hill Vibes

One of the most densely populated neighborhoods in Denver, there aren’t a ton of single family homes, as a lot of them have been turned into duplexes. For some that’s great because it's got hipster vibes and is very walkable to shops, restaurants, and other cool spots like Wax Trax Records or vegetarian restaurants like City O’ City.


But if you are looking for a single family home, there are some great areas with tree lined streets and older/historic Denver ‘square’ homes. You won’t get a ton of yard, but you have all the conveniences of city living.


Home Price Statistics

It appears on the surface that list prices aren’t all that bad. For all listing types, the median list price is $329k and the median sale price is $305k. So there’s kind of a disconnect there - it doesn’t mean you’re not going to have to fight for a nice house in a good spot. For what’s currently on the market, if you’re looking to get into a single family home, prices will range from about $600k to about $7 million. If you’re looking for a condo/townhouse, you may get lucky and find one for under $200k, but they can go up to $2.65 million. All in all, for the conveniences that Capitol Hill provides - close to downtown, very walkable to shops and restaurants, etc - it’s definitely a pretty good value for the money.



Pros + Cons


Pros:

  • A great neighborhood for the arts, culture and Colorado history

  • Great restaurants and shops and it’s all walkable and bikeable

  • Close to downtown with a lot of transportation options

  • There is an opportunity to get into this neighborhood for pretty cheap with condo living


Cons:

  • Very densely populated

  • Parking is ‘ROUGH’ and there’s few parks

  • Some areas that are bit run down

  • Can be a bit hectic here
