Tour of Carbon Valley, Colorado

Today we're taking you on a Virtual Tour of Carbon Valley, Colorado!


Carbon Valley, aka the Tri-Town area, consists of the city of Dacono and the towns of Firestone, and Frederick, each with their differences and similarities. One thing they certainly have in common is growth. These cities have grown significantly over the past 10 years, despite being nearly 40 minutes from downtown Denver. Stick around to learn more!

Carbon Valley Vibes


Located about 35-45 minutes from downtown Denver, Carbon Valley is to around 42,000 residents collectively. The largest and furthest north in the group is Firestone with around 20,000 residents. The next largest and sandwiched in the middle is Frederick coming in around 15,500 residents. And last but not least, the furthest south and least populated is Dacono, coming in around 6,500 residents. The next closest communities to the Tri-Town area is Fort Lupton to the east, the city of Erie to the southwest, the city of Longmont to the west, and Weld County to the northwest.


Each of the three towns have grown significantly since the 2010 Census. Firestone has seen a 98% increase in population, while Frederick has seen a 77% and Dacono has seen a 60% population increase. With all these folks moving in, the area has a lot of development to go.


In terms of schools, Carbon Valley is served by three school districts - St. Vrain, Weld County RE-1, and Weld County RE-8. The districts are rated a B+, B-, and C respectively. St. Vrain is the primary district serving the Tri-Towns with Weld County RE-1 serving a portion of Firestone, and Weld County RE-8 serving portions of both Dacono and Firestone.


Home Price Statistics


Carbon Valley is one of the most, sort of affordable new-build areas in the Front Range area. Although technically part of the Greeley metro, people looking in the area at popular cities nearby like Erie and Longmont, are also drawn to the Tri-Towns.


Like the population, median home sale prices go in the same order. Firestone comes in the highest with a median around $628k, with Frederick coming in next at around $573k and Dacono coming in the most affordable at around $512k**. Currently on the market for single-family homes, Firestone has a range of $485k-$1.15m, Frederick has a range of $235k-$3m, and Dacono has a range of $239k-$1.39m.*


In terms of the homeowner vs renter ratio, Frederick has the highest home ownership rate at 93% owning their home, while Firestone comes in at 89% owning their home, and Dacono coming in at 70%.*

Pros

  • Beautiful outdoor spaces

  • A lot of homes, newer homes and large lots for your money

  • Peaceful suburban lifestyle

Cons

  • Schools are good, but not great, mostly ranging in the B’s with a few A-’s and a few C’s

  • Slim picking's for suburban amenities all of them are in Firestone/Frederick

  • Echoes of a rural past

  • Noticed some addresses were within Frederick or Firestone borders, but had Longmont addresses, an annoying part of CO in general
