Today we’re checking out one of Denver’s Best Suburbs - Highlands Ranch! An excellent suburb that a lot of folks we've been helping are interested in. If great schools, suburban amenities, and a nice modern suburban feel is what you're after, Highlands Ranch will do the trick quite nicely!
Let’s Go!
Highlands Ranch Vibes
Suburban heaven - suburbia done very well. Highlands Ranch has great schools, beautiful outdoor spaces, diverse housing stock, and all the amenities. A little bit removed from downtown Denver, but not too bad. The 12th largest populated city in Colorado, Highlands Ranch actually has a higher population than Boulder proper (13th) - very surprising. Ranked the 6th Best Place in Colorado to Raise a Family and 8th Best Place to Live in Colorado (according to niche.com - not me, haha). A very livable place with a lot going for it!
Home Price Statistics Even though you have all the benefits of a great suburb, you won’t have to pay wildly high prices. Certainly not a discount, but with everything it has going for it, the prices seem fair.
Median sale price is $740k, compared to the median sale price of Denver at $650k. On the lowest end, a single-family home will run you about $450k. On the higher end, single family homes can go all the way up to $7 million plus.
Of note - about 80% of residents in Highlands Ranch own, and 20% rent.

Pros + Cons

Very good schools
All your suburban amenities

Very ‘new’ overall - houses, commercial spaces, park spaces, etc.

Peaceful neighborhoods
Lots of nice outdoor spaces and proximity to Chatfield State Park
Cons:
30+ minutes from Denver
Suburban blandness - maybe a couple of cool bars/restaurants, but the rest is chain spots
