Hilltop Vibes


Home to just short of 10,000 residents, the Hilltop neighborhood is located about 15 minutes from downtown Denver and about 30 minutes from the Denver airport. Bordered to the north by E 6th Pkwy and the Hale and Montclair neighborhoods, to the east by S Quebec St, E 4th St, and Monaco Pkwy as well as the Lowry neighborhood, to the south by E Alameda Ave and the city of Glendale and the Washington Virginia Vale neighborhood, and to the west by S Colorado Blvd and the Cherry Creek neighborhood.


The neighborhood gets its name from the fact that it is higher elevation than the surrounding area. Hilltop was ranked the #1 Best Neighborhood in Denver according to the '5280 Denver Neighborhood Guide 2021'. With wide, tree-lined streets, spacious parks, well-regarded schools, its proximity to Cherry Creek, and enough retail and food options nearby, Hilltop is a desirable and affluent spot.


Speaking of good schools, the neighborhood is served by the Denver Public Schools, which is rated a B-*. However, the schools serving the neighborhood are ranked higher. George Washington High School is rated an A-, while the Hill Campus of Arts & Sciences Middle School is rated a B+*. There two elementary schools - Steck and Carson Elementary Schools, both of which are rated an A-*.


Home Price Statistics


Being one of the most affluent areas of Denver, and so many pros, one could understand the home prices reflect that. The median sale price in the Hilltop neighborhood is right around $1.4m, more than double that of the Denver metro median. Despite the beautiful homes and pride of ownership, the homeownership vs renters percentage is a very surprising 60/40 split*.


If you're looking for a single-family, the lowest on the market at the time of writing this is $500k, which is likely a fixer-upper, and price can go for upwards of $10m. The barrier of entry into the neighborhood is more-or-less around $1.5m. If you're in the market for a condo or townhome, you may be harder pressed as inventory is very limited. Prices currently on the market range from around $525k to $800k.

  • Kind of a lot of construction going on - lots of scrapes/remodels happening

  • Maybe a bit too 'exclusive' for some folks
