Louisville Vibes


Home to around 20,000 residents and located about 30 minutes from downtown Denver and 20 minutes from downtown Boulder. The airport is about 35 minutes. Louisville is bordered to the northeast by Lafayette, to the southeast by Broomfield, to the southwest by Superior, and to the northwest by Boulder County.


Louisville is ranked the 9th Best Suburb to Live in Colorado and the 9th Best Suburb to Raise a Family in Colorado*. Louisville is served by the Boulder Valley School District which is rated an A and ranked the 4th Best School District in Colorado. You would be hard pressed to find any schools serving the area rated less than an A-. Monarch High School is rated an A+ and Louisville Middle School is rated an A*. Monarch K-8 is rated an A- and the Fireside, Coal Creek, and Louisville Elementary Schools are rated A, A, and A-* respectively.


Louisville has a Main St. with tons of cool bars, breweries, restaurants, and shops in the "Historic Downtown" area. There is also tons of suburban style amenities to satisfy that need!


Home Price Statistics


The median home sale price in Louisville goes for around $815k, quite a bit higher than the Denver metro median which is pushing closer to $700k. Currently on the market for single-family homes, the prices range from $650k on the low-end and upwards of $2.25m on the higher-end. You could definitely spend more than that here, but the barrier of entry is certainly no lower than $650k.


If you're looking for a condo or townhome, prices currently on the market range from $315k on the low-end and upwards of $1.1m on the high-end. Approximately 70% of the residents living here, own the home they're living in, meaning around 30% rent. It certainly feels like that here. The neighborhoods and homes are well kept and you get the sense folks here are invested in their community.
