Per special request from one of our wonderful relocation clients, we present to you: Loveland, CO! Loveland is nestled about halfway between Denver and Fort Collins, with beautiful outdoors spaces, a very cute downtown, and a super diverse housing stock - all at a relatively affordable price.
Some of y’all are going to love it, let’s dive in!
Loveland Vibes
Home to around 81,000 residents, Loveland is located just south of Fort Collins, and it is just short of an hour north from downtown Denver or the airport. About 25 minutes from Fort Collins and about 45 minutes from Boulder, Loveland could be a good spot, say if you were a couple with one working in Boulder and the other in Fort Collins.
With great outdoor spaces like Boyd Lake/Boyd Lake State Park and Lake Loveland, there is lots to do year-round if you like to boat, ski, fish, etc. In addition to the cute downtown area with art galleries and plenty of great places to eat, drink, and shop, Loveland has all the suburban amenities you need.
Schools in Loveland are rated good. Most of the schools here rated around a B*.
Home Price Statistics One of the big attractors to folks is the home prices in Loveland. With a median home price of about $460k, it is considerably lower than the approximately $650k median of the greater Denver metro. Approximately 64% of residents in Loveland own, and about 36% rent.
Currently on the market, single family homes range from as low as $180k and up to $11 million plus. Pretty confident that something as low as $180k, is likely going to be a teardown. In contrast, there is a lot of land here with incredible views. Could be a great opportunity for an epic home or even something like a ranch.

Pros + Cons
Pros:
Cool old downtown area with art galleries and hip places to eat, drink and shop
Affordable home prices
Super bike friendly - even though it’s spread out, but they have great trails and bike lanes
A lot of nice quiet neighborhoods with good sized yards and relatively newer homes
All the suburban amenities you need
Lots of water! Access to plenty of lakes, ponds, reservoirs, and park spaces
Great access to Rocky Mountain National Park
Cons:
B rated schools - good, but not great
The city is big and very spread out - 20+ minutes across it and potentially more north to south. And things like amenities are spread out.
Parking in downtown is not super easy on the weekends
Blaring train horns going right through downtown and the likelihood of getting stopped when one is passing.
Echoes of a rural past - that is to say, some older spots that have their properties littered with “stuff”
