Today we’re checking out Parker, Colorado!

A great suburb at the southern edge of the Denver metro, it has good schools, great outdoor spaces, and a cute downtown area. With all your suburban amenities and relatively affordable home prices, Parker is a great spot!

Parker Vibes

A very well-maintained community located about 30-45 minutes from downtown Denver and home to about 60k residents, Parker’s population has grown about 35% in the past decade.

Served by the Douglas County School District No. Re-1, which is rated an A, the schools located within Parker are rated a B+ overall. The district is rated the 17th (of 176) best school districts in Colorado and 4th best for athletes. The STEM School Highlands Ranch (K-12) is rated the 3rd best STEM school in all of Colorado. You really can’t go wrong with any of the schools in Parker (all ratings and ranks according to niche.com).

Home Price Statistics The median list and median sale price for homes in Parker comes in around $625k and $640k respectively, which is below the median for the greater Denver metro. Single family homes currently on the market as of writing this, range from as low as $425k and all the way up to $13m. Condos/Townhomes will range anywhere from about $260k on the low end and upwards of $690k on the higher end (again as of writing this).

Pros + Cons

Pros:

  • Great outdoor spaces and some excellent views

  • Quaint/cute, and unique downtown area with ample parking

  • Good schools - not necessarily top 5 in Colorado, but very very good

  • A lot of nice suburban amenities with very well-maintained commercial areas

  • Diverse and relatively affordable housing stock

Cons:

  • Neighborhoods are almost entirely new developments, so they may lack mature trees and character

  • Downtown area can be congested, especially on the weekends

  • On the edge of the metro and pretty far from downtown Denver (30-45 minutes no traffic)

To Sum Up Park in Three Points

  • Relatively affordable homes

  • Good schools

  • Great public spaces (parks, streets, commercial spaces, etc.)

Basically, if you like this neighborhood, you might want to check out these other neighborhoods 👇

  • Highlands Ranch

    • If you want access to the STEM School Highlands Ranch but you’re not into the Parker vibes, Highlands Ranch could be a really good choice

  • Castle Rock

    • If you don’t mind being a bit removed from the Denver metro, Castle Rock is going to be a good one

  • Centennial

    • If you like the location of Parker, but more of the ultimate suburb with all of the amenities and closer into the metro, Centennial may be for you. However, it has more of an industrial/business park-ish, and less of the quaint/neighborhood vibes of Parker.

  • Broomfield and Erie

    • If geography doesn’t matter to you (south metro), Broomfield and Erie could be good spots for you. Broomfield is more of a complete suburb, and Erie which is up and coming.
