Today we're taking you on a Virtual Tour of the Speer neighborhood of Denver!


A great Denver neighborhood, Speer is a vibrant and walkable neighborhood with good schools, nice outdoor spaces, and is located close to downtown! Be sure to check this one out!



Speer Vibes


Located less than 10 minutes from downtown Denver and home to about 12k residents, Speer has a lot going for it! It's bordered to the north by the Capitol Hill neighborhood, to the east by the Country Club and Washington Park neighborhoods, to the south by the Washington Park West neighborhood, and to the west by the Baker and Lincoln Park neighborhoods. All up and down Broadway there are tons of different shops, restaurants, bars, etc. The area is also home to the historic Alamo Placita district. And according to niche.com, Speer is rated the #14 Best Neighborhood for Young Professionals in Denver.


Living in the Speer neighborhood, you have access to both Denver Public Schools and also great charter schools. And for a city neighborhood, the schools here are generally rated very good.


In terms of High Schools, you have the Byers Public Charter, East, and South High Schools, rated A+, A+, and A- respectively. For Middle Schools, you have the Byers Public Charter, Morey, Merrill, and Grant Beacon Middle Schools, rating A, A-, B+, and B- respectively*. Lastly for Elementary Schools, you have the Steele and Lincoln Elementary Schools, rated an A- and B respectively*.


Home Price Statistics


At the time of writing this, the median home sale price for single-family homes in the Speer neighborhood, comes in around $600k - below the Denver metro median of about $700k. Currently on the market for single-family homes, prices range from $625k and upwards of $1.2m. In terms of condos/townhomes, prices currently range from $215k-$2.5m. So despite the median coming in well below, there is quite the diversity in home prices. In terms of the rental to ownership ratio, about 70% of Speer residents rent.

  • Less than 10 minutes from downtown Denver and extremely walkable

  • Median home list prices slightly below Denver metro median

  • Vibrant neighborhood

Cons

  • Vibrant could very well feel like chaotic for some

  • Speer Blvd runs through the middle of it, which can make it feel disjointed or navigating a bit awkward

  • Compared to some of neighborhoods, there may be a few pockets of 'dinge'
