Today we’re checking out the Sunnyside neighborhood in Denver, Colorado!

With a diverse and affordable housing stock, Sunnyside is a very nice neighborhood in the Denver area with tons of great restaurants, bars, and cafes all around the neighborhood and within walking distance.

Let’s get it!


Sunnyside Vibes

Mostly arrived, but still up and coming, it has a ton of cool restaurants, bars, and shops. A diverse housing stock lends to the character and charm. Sunnyside is located only about 10 minutes from downtown and about 25 minutes to the airport. Convenient access to downtown and neighborhoods like Highland, is great.

Sunnyside schools are just okay, but we think this will change. As more and more folks move in, more kids, the schools will likely improve. Right now, they’re mostly rated in the B’s and C’s*.

Home Price Statistics Along with a good mix of historic bungalows and cute, cozy craftsman style homes, you’ll also find a lot of the new Denver “modern” style homes. The median sale price in Sunnyside is around $695k, so just slightly above the Denver metro median. For single family homes on the low end, you might find homes as low as $400k, but it’ll likely be a fixer upper. Then the prices can reach as high as all the way up to around $1.5 million. In terms of condo/townhomes, you might find them as low as $390k and upwards of $1 million.


Pros + Cons

Pros:

  • Great ‘neighborhood’ feel - semi-urban lifestyle and neighborhood

  • Walkable, bike-able, and great access to downtown

  • Diverse housing stock - options that are surprisingly affordable

  • Nice outdoor spaces

  • Right in the path of progress - solid investment

Cons:

  • Maybe some spots that are a little less well maintained - still getting there

  • Schools are just okay

  • Northern and Eastern edges are pretty industrial

  • Mostly detached garages (if you have one)

  • A lot of smaller bungalows with small yards

  • Car-lined streets

Basically, if you like this neighborhood, you might want to check out these other neighborhoods 👇

  • Highland

    • A lot of people who live here, Highland may have been their first choice, but it’s out of their budget

  • Jefferson Park

    • A sort of Highland Jr, mostly scraped, largely new build and condo/townhomes, but walkable/bike-able

  • Wash Park

    • If you like the aesthetic, but maybe less in the path of progress, a little quieter, less scrapes

  • Congress Park

    • Similar qualities of Wash Park, but considerably cheaper
