Introducing University Hills and University Park Neighborhoods in Denver, CO


Today we’re checking out both the University Hills and University Park neighborhoods in Denver, CO!


Both located east of the University of Denver with easy access to downtown Denver, pretty good schools, and lovely mature neighborhoods. The housing stock is fairly diverse, and the suburban shops and staples are pretty good! Hit the play button and dive into our tour to find out more!

University Hills/University Park Vibes


About 15 minutes from downtown Denver, these two neighborhoods are a good combination of original and renovated homes and a lot of tree lined streets. Just because these neighborhoods are contiguous with the University of Denver, doesn’t mean it’s only college students residing here. In fact, most of the neighborhoods are just that, neighborhoods.


A lot of conveniences with both traditional suburban spots and cool independent spots. Generally good scores for schools and overall from niche.com.


Last but not least, this area is walkable and very bikeable. Just about everything you need is about a 15 minute walk and one could certainly get by with no car.


Home Price Statistics

The median sale price here is about $600k. University Park is a little more expensive than University Hills, but you can definitely find homes for relatively good prices in either. There are also some really beautiful homes where you could easily spend around $1m to get into.


These neighborhoods have a good mix of newer and older homes. Lots of scrapes, remodels, and untouched older homes. And as mentioned above, University Park is going to be a little more expensive than University Hills.

Pros + Cons


Pros:

  • Good schools, not outstanding but good for being in the city

  • Surprisingly affordable, especially University Hills

  • Beautiful mature neighborhoods with well-maintained homes, both new and old

  • Diverse housing stock - pricing, styles, etc

  • Lots of great culturally diverse restaurants, along with your suburban staples

  • Easy access whether you’re going to downtown Denver, Colorado Springs, etc via I-25


Cons:

  • Some of the commercial areas leave a bit to be desired (specifically some of the dated strip malls)

  • Fair amount of traffic, specifically around the University

  • Not a ton of outdoor spaces
