Today we're taking a Virtual Tour of Park Hill in Denver, Colorado!


Park Hill is made up of 3 smaller neighborhoods - Northeast Park Hill, North Park Hill, and South Park Hill. North Park Hill and South Park Hill are some of the best rated neighborhoods in Denver! Park Hill Vibes


Park Hill is home to around 30,000 residents and is located about 15 minutes from downtown Denver and 25 minutes from the airport. The area is comprised of three neighborhoods within it - North Park Hill, South Park Hill, and Northeast Park Hill. The overall area is bordered to the north by E 52nd and 48th Ave, to the east by Quebec St, to the south by East Colfax Ave, and to the west by Colorado Blvd.


The North Park Hill and South Park Hill are both highly rated neighborhoods. According to niche.com, both North Park Hill and South Park Hill are rated an A+ overall, while Northeast Park Hill is rated a B. This rating takes into account schools, housing, cost of living, etc. Additionally, North Park Hill is rated the #1 Overall Neighborhood to Live in Denver, while South Park comes in at #2*.


The area is served by the Denver Public Schools and the schools specifically serving the area are rated very good. In terms of high schools, you have East High School and Northfield High School, rated an A+ and an A- respectively. For middle schools and elementary schools, there is a bit more of a range. On the high end, you have Denver School of the Arts (6-12) rated an A+, and on the low end, you have Hallett Fundamental Academy (PK-5) rated a C-.


Home Price Statistics


Overall, the most affordable of the three neighborhoods is Northeast Park Hill, coming in with a median home price of around $575k, a bit below the Denver metro median of around $620k. Then North Park Hill sits in the middle with a median home price of around$700k. South Park Hill comes in as the most expensive neighborhood, with a median home price of $925k.


In terms of the home owner vs renter ratio, North Park Hill and South Park Hill are overwhelmingly owner-occupied homes, with somewhere between 80-90% of residents owning their home. Northeast Park Hill is closer to a 50/50 split, with 46% home-owner vs 54% renter.


Currently on the market for single-family homes in the North Park Hill, you will find the prices range from around $390k on the low-end, and upwards of $1.1m on the high-end. For South Park Hill, prices range from around $480k on the low-end, and upwards of $3.3m on the high-end. Northeast Park Hill prices range from around $250k-$660k. If you're interested in condos or townhomes, there are more listings in the Northeast Park Hill neighborhood than North Park Hill and South Park Hill combined. Prices range from $300k-$875k for Northeast Park Hill and from around $300k-$1.3m in either North Park Hill or South Park Hill.

  • Diverse housing stock - ranging from estate like homes with beautiful architecture to more modest homes

  • Bunch of cool local spots like breweries and cafes sprinkled throughout the neighborhood

  • Plenty of access to suburban amenities - Quebec Square has Walmart, Home Depot, King Sooper, etc

  • Potential access to great schools - most of Park Hill is served by East High School (rated an A+)

Cons

  • Lack of neighborhood park spaces - there's City Park to the southwest and Fred Thomas Park to the southeast, but neither are technically within Park Hill boundaries

  • It gets a bit industrial around I-70 north of E 38th Ave

  • You'll start to see the homes be less well-kept that way as well

  • Although not within the Park Hill, there is an area north of the neighborhood known as the 'Sand Creek Industrial Superfund Site'. If you're curious and want to know more, we would suggest looking into it
